Understanding Renters Insurance

We strongly recommend purchasing your own renters insurance from a third-party in order to cover your personal belongings.

We require our tenants to carry renters insurance. Every tenant occupying the home must be named on the policy, shared policy or individual policy. If you do not obtain insurance from an agent or company of your choice, you are automatically enrolled in our program. You will be charged $14.50 on your ledger unless you provide us with proof of your own renter’s insurance before your move-in date and have us added as 'Additional Interest' on your policy. By adding us as Additional Interest, your insurance company will send us notices of your insurance renewal or cancellation. If your insurance lapses for any reason, you will be enrolled in our policy.

Your Intown Home Renters Insurance.

For a monthly fee of $14.50, you can be enrolled in our Landlord’s Required Resident Liability (LRRL) insurance policy. This insurance is purely tenant liability insurance and only covers damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, water damage, backup, or overflow of sewer, drain, or sump. This insurance does not cover your personal belongings nor the cost of temporary living arrangements should the home become unlivable. If you do not choose your own insurance, you are automatically enrolled in ours.

Renters Insurance Purchased by a Tenant Independently.

Most insurance companies offer renters insurance. A basic policy usually provides financial reimbursement to cover a tenant’s lost or damaged possessions as a result of fire, theft, or vandalism. It also covers a tenant’s liability in the event that a visitor is injured on the premises. Renters insurance can also provide compensation for alternative living arrangements in the event that your rental unit or rented home becomes uninhabitable due to storm damage, an apartment fire, etc. If you choose your own renters’ insurance, your policy must include a $100,000 limit of liability for your legal liability for damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, water damage, backup, or overflow of sewer, drain, or sump and you must add Your Intown Home to the policy as 'Additional Interest'.

Flood Insurance

Most renters insurance policies do not cover damage caused by floods. Like homeowners, renters must purchase flood insurance separately to be covered for damage from flooding. 

All policies are different, so be sure to read your renters insurance policy carefully to know what is and is not covered.
